It has a beginning, which is the <a href=\"https:\/\/realdialer.com\/fsbo-script\/\">first honest conversation<\/a>, and it has an end, which is either the listing appointment or the seller telling you to stop, whichever comes first.<\/p>\n<p>It is not a drip. That distinction matters because most of what circulates under the name &#8220;FSBO follow-up system&#8221; is a drip: contact every three or four days, a mix of calls, texts and mailers, for thirty days, for everyone, regardless of what the seller said. Drips work on the math that if you touch enough people enough times, some convert. They also generate the reputation that makes the next FSBO answer the phone already annoyed. The plan below makes seven contacts in sixty days, and every one of them has a reason the seller would recognize.<\/p>\n<h2 id=\"the-anchor-is-the-date\">The anchor is the date<\/h2>\n<p>On the first call you asked one question that matters more than the rest: what is your plan if it has not sold in sixty days? Their answer, and specifically the date inside it, is the spine of the follow-up.<\/p>\n<p>A seller who said &#8220;we&#8217;ll give it until the end of October&#8221; has handed you a calendar. A seller who said &#8220;we&#8217;ll see&#8221; has handed you a different task, which is to help them pick a date on the second contact. Either way, the plan runs toward that day, and the touches are spaced so that you are present at the moments a FSBO sale actually changes: after the first weekend of showings, when the initial calls stop, at the first price reconsideration, and in the week before their own deadline.<\/p>\n<p>Sixty is a working default because it is roughly how long a self-listed house runs before the seller&#8217;s confidence and the market&#8217;s attention both fade. Four of them are calls that reference something the seller said. One is a piece of paper. Two are the conversation the whole plan was built to reach.<\/p>\n<h2 id=\"why-not-more\">Why not more<\/h2>\n<p>Every additional contact past seven costs more than it earns, and the reason is not politeness. It is that a FSBO seller&#8217;s tolerance for agent contact is a finite resource shared by every agent in the market, and you are drawing on the same pool as the twelve who called on day one. Each contact you make spends some of it. A drip that touches every three days spends it all in two weeks and leaves the seller with nothing left for the conversation in week eight that would have mattered. You can watch this happen on the seller&#8217;s side if you have ever been the seller: the first two calls from any one agent are tolerable, the third is a pattern, and by the fifth the name on the caller ID has become a small daily irritation that the seller will remember at exactly the moment they are choosing who to list with. There is no magic in seven. It is roughly the count at which a well-spaced sequence stays on the right side of that line while still being present at each moment the sale changes, and if your market&#8217;s FSBOs are getting called more heavily than most, fewer is safer than more.<\/p>\n<p>The seven touches are spaced so that most of them land when the seller is not being called by anyone else. Days ten to fourteen, day thirty, day forty-five: the day-one crowd is long gone by then. You are not competing for their attention on those calls. You are the only one asking.<\/p>\n<h2 id=\"channel-rules\">Channel rules<\/h2>\n<p>Calls are the default, placed by a person, inside calling hours on the seller&#8217;s local time, on a number that has cleared the Do-Not-Call gate the way the <a href=\"https:\/\/realdialer.com\/fsbo-script\/\">FSBO script<\/a> describes.<\/p>\n<p>Texts are only for sellers who asked for them. Nearly every FSBO number is a mobile, and automated or autodialed texting to a cell without prior express consent sits in a stricter part of the telemarketing rules than a live call. If the seller says &#8220;just text me,&#8221; that is consent for that conversation, and you note it with the date. If they did not say it, do not text.<\/p>\n<p>Email is for sellers who gave you an address, and it carries the day-three item and nothing else unless they reply. One page, not a packet, not a sequence. A FSBO who receives a seven-email nurture from an agent they spoke to once has learned that you own a CRM, and that undoes whatever the day-three note was meant to leave behind.<\/p>\n<p>Mail is fine for the day-three item if you have the address and not the email. It is slow and it is physical, and a single handwritten note with one comparable sale is remembered in a way that an email is not.<\/p>\n<h2 id=\"what-each-call-opens-with\">What each call opens with<\/h2>\n<p>Never with your name and brokerage as though it were the first call. Every follow-up opens with the thing they told you last time, because that is the proof you were listening and it is the only differentiator you have.<\/p>\n<p>The day-fourteen call opens with their showing count or their complaint about agents. The day-thirty call opens with the price they named. The day-forty-five call opens with their date. The week-before call opens with the exact words they used to describe their plan. If you did not write those down on the first call, you do not have a follow-up plan; you have a list of dates on which to be a stranger again.<\/p>\n<p>This is also where the <a href=\"https:\/\/realdialer.com\/fsbo-objections\/\">FSBO objections<\/a> live. Each follow-up call will produce one, and the response is the same math as before, in their figures, updated for what has happened since.<\/p>\n<h2 id=\"when-to-stop\">When to stop<\/h2>\n<p>The plan ends early in four situations, and each one is recorded the moment it happens.<\/p>\n<p>The seller asks you not to call again. That number goes on your internal do-not-call list immediately, before the next dial, and it stays there. No day-thirty call, no day-three postcard, nothing.<\/p>\n<p>The seller lists with another broker. They are now exclusively represented, and Standard of Practice 16-4 prohibits soliciting a listing held by another broker (<a href=\"https:\/\/www.nar.realtor\/about-nar\/governing-documents\/code-of-ethics\/2026-code-of-ethics-standards-of-practice\">2026 Code of Ethics<\/a>). Check the MLS before each call, because a FSBO can list on a Tuesday and your Thursday call is then a violation. Close the record with the date and the listing broker.<\/p>\n<p>The house sells. Congratulate them if you speak, close the record, and note the sale, because a FSBO seller who succeeded is a future seller who now knows an agent who did not pester them.<\/p>\n<p>The seller says a clear no with a reason. &#8220;We&#8217;ve decided to stay.&#8221; &#8220;We&#8217;re renting it.&#8221; Thank them and close it. A soft no, such as &#8220;not right now,&#8221; is a not-ready position and keeps the plan running to the date; a hard no with a decision behind it ends it.<\/p>\n<h2 id=\"running-it-across-a-list\">Running it across a list<\/h2>\n<p>One FSBO on this plan is easy. Twenty FSBOs at different points in their sixty days is where it falls apart without a system, because the day-fourteen call for one seller lands on the same morning as the day-forty-five call for another and the week-before call for a third.<\/p>\n<p>Put every follow-up contact in the <a href=\"https:\/\/realdialer.com\/real-estate-prospecting-schedule\/\">priority lane<\/a> on its date, not in the rotation, because each one is a promise you made or a moment you chose on purpose. Keep the seller&#8217;s figures, their date, and the last thing they said on the record where you will see it before the call connects.
