Three touches a month, twelve months, and the neighborhood is yours. Sometimes it is twenty-four, sometimes it is &#8220;eight to twelve plus digital,&#8221; and in every version the unit is the same: a count of times your name lands in front of a household, with a postcard at the center and everything else listed as options.<\/p>\n<p>That is a print budget with a goal attached, and the goal is wrong. Households do not count touches. They notice reasons. A postcard that says &#8220;just sold on your street&#8221; is remembered because something happened on their street. A postcard that says &#8220;thinking of selling?&#8221; for the ninth month running is recycled before it reaches the kitchen. The touch plan that works is a calendar of reasons, and the channel each reason travels through is chosen for the job, which is the part the counting versions leave out entirely.<\/p>\n<h2 id=\"the-reason-comes-first-then-the-channel\">The reason comes first, then the channel<\/h2>\n<p>Every transaction inside the boundary is a reason. A listing, a closing, a price change, an open house, a new build permit, a road project, the school rezoning. The farm you <a href=\"https:\/\/realdialer.com\/how-to-choose-a-neighborhood-to-farm\/\">chose by the numbers<\/a> produces somewhere between one and four transaction events a month, and each of them belongs to the farm whether or not it belongs to you, as the <a href=\"https:\/\/realdialer.com\/circle-prospecting-without-a-listing\/\">no-listing piece<\/a> covers.<\/p>\n<p>Once you have the reason, the channel is a matching problem. Three channels do three different jobs, and asking one to do another&#8217;s job is where most plans quietly fail.<\/p>\n<p><strong>Mail carries the rhythm.<\/strong> It is the only channel that can reach every household every month without wearing out its welcome, because a postcard costs the recipient three seconds. Its job is to make the name familiar and to deliver the street&#8217;s facts in a form that survives on the refrigerator. It does not build trust and it does not produce conversations. It makes the other two channels land.<\/p>\n<p><strong>The phone carries the events.<\/strong> A call has to earn its interruption, so it goes out when something has happened: the <a href=\"https:\/\/realdialer.com\/circle-prospecting-script\/\">circle call<\/a> around a closing or a listing, and the second call to the households that took the note. The <a href=\"https:\/\/realdialer.com\/how-many-homes-in-a-real-estate-farm\/\">farm size article<\/a> puts the tolerance at two to four calls a year per household, and the events supply exactly that many reasons if you choose the nearest homes for each one rather than the whole farm every time.<\/p>\n<p><strong>Showing up carries the trust.<\/strong> Door knocking the twelve homes around a new listing, standing in the community open house, sponsoring the block&#8217;s event, being the person who is visibly present when the neighbor walks the dog. Two or three in-person touches a year per household is a strong farm. They are expensive in time and they are the only channel a homeowner cannot mistake for a mailing list.<\/p>\n<h2 id=\"the-year\">The year<\/h2>\n<p>The calendar below assumes a farm of eight hundred to a thousand homes, a monthly mailer as the floor, and transaction events at roughly the national pace. Adjust the event rows to what your boundary actually produces. No household receives all of those calls, because each event call goes to the homes nearest the event, and a farm of a thousand homes with three events a month means any given household is near an event perhaps three or four times a year. That is how the phone stays inside tolerance while the farm hears from you constantly. Households that took the note get one additional call per season, which is the second call, and that is the call that converts.<\/p>\n<h2 id=\"what-it-costs-per-home-per-year\">What it costs, per home, per year<\/h2>\n<p>Build the cost as a formula rather than a figure, because your print vendor and your hourly value are not the same as anyone else&#8217;s.<\/p>\n<p>The mail cost is twelve pieces times the mailed cost per piece, which your printer will quote with postage included, times the number of homes. The phone cost is time: the number of event calls and second calls a year, times the minutes each one takes, at whatever an hour of your prospecting is worth to you. The in-person cost is also time, and it is the largest number in the plan by a wide margin if you are honest about it. Add them. Divide by the home count.<\/p>\n<p>Now compare that per-home figure with the math in the <a href=\"https:\/\/realdialer.com\/how-many-homes-in-a-real-estate-farm\/\">farm size article<\/a>: the listings the farm should produce at the share you can defend, times your side of a commission at the farm&#8217;s median price. If the annual cost of the plan is more than a small fraction of that figure in year three, the farm is too large for the plan, or the plan is too heavy for the farm, and it is better to learn that on paper than in month fourteen.<\/p>\n<h2 id=\"the-number-to-watch-is-not-listings\">The number to watch is not listings<\/h2>\n<p>Listings are the outcome and they arrive late. In a new farm the first one is a year or two out, and a plan judged only on listings will be abandoned in month nine by an agent who was doing everything right.<\/p>\n<p>Watch recognition instead. Every phone call and every door produces one more data point: did the household know who you were before you said why you were there? &#8220;Oh, you&#8217;re the one who sends the postcards&#8221; is a yes. Record it as an outcome alongside the note and the do-not-call, and track the share of contacts that recognized you, month by month. In a new farm it starts near zero. A plan that is working moves it past a quarter in the first year and past half in the second, and when recognition crosses half, the listings follow within a few quarters, because the household that already knows you is the household that calls when their plans change.<\/p>\n<p>Alongside recognition, track note opt-ins as a count and as a share of conversations, and track the do-not-call rate, which should be low and flat. A rising do-not-call rate is the farm telling you the phone column is too heavy, and the <a href=\"https:\/\/realdialer.com\/circle-prospecting-objections\/\">objections piece<\/a> reads the rest of the response mix for you.<\/p>\n<h2 id=\"what-changes-in-year-two\">What changes in year two<\/h2>\n<p>The plan does not get bigger. It gets more specific.<\/p>\n<p>By the second year you have a note list that is a meaningful fraction of the farm, and the mail splits: the whole farm still gets the monthly piece, and the note takers get the promised note on the schedule you promised it. The phone column tilts toward second calls, because there are more note takers to call and they are the households closest to a decision. The in-person column tilts toward the households you have already met, because a second conversation at the door is worth five first ones.<\/p>\n<p>And the numbers get re-run. Once a year, pull the four selection numbers again, especially incumbent share and your own share, and let the <a href=\"https:\/\/realdialer.com\/geographic-farming-vs-circle-prospecting\/\">farming versus circle prospecting<\/a> distinction remind you what you are measuring. A farm is a decision with a multi-year horizon, and the touch plan is how the decision gets kept, one reason at a time, on a calendar that would still make sense to the households receiving it if they could see the whole thing laid out.
