Both halves of that definition matter. It is a training block because the purpose is to build the three reflexes every script on this site depends on, the ten-second opener, the silence after the question, and the exit, and because measuring it in appointments would be measuring the wrong thing. It is not a rehearsal because every number dialed belongs to a homeowner who will remember the call, and to a team that may need that homeowner in six months. The <a href=\"https:\/\/realdialer.com\/how-to-practice-cold-calling-scripts\/\">practice piece<\/a> covers the rehearsal, which happens before eight o&#8217;clock. This is what happens after.<\/p>\n<p>That definition settles most of the decisions a team lead has to make about the block, and the biggest one is the list.<\/p>\n<h2 id=\"the-list-ladder\">The list ladder<\/h2>\n<p>The instinct is to hand the new agent the fresh expired file, because it is the team&#8217;s best list and the new agent needs wins. It is backwards. Exactly backwards. The fresh expired seller is being called by a dozen agents that morning, has a short fuse and a specific set of objections, and is the team&#8217;s most valuable contact of the day. A new agent&#8217;s first fumbled opener costs that contact, and the <a href=\"https:\/\/realdialer.com\/shared-calling-lists-real-estate-team\/\">shared list piece<\/a> explains why a burned number is burned for the whole company, not just the agent who dialed it. The same is true of the FSBO who has had fifteen calls since the ad went up.<\/p>\n<p>So the block climbs a ladder. Each rung is chosen for what it teaches. And for what it risks.<\/p>\n<p><strong>Rung one: sold calls on the team&#8217;s own closings.<\/strong> The <a href=\"https:\/\/realdialer.com\/just-listed-vs-just-sold-calls\/\">just-sold call<\/a> is the safest call in prospecting. The agent has real information, the neighbor has no reason to be hostile, the script is short, and the single ask is small. A team that closes a few houses a month has a few streets of neighbors who have not been called, and those calls teach the opener and the exit on homeowners who are, at worst, indifferent. Nothing is at stake except the neighbor&#8217;s opinion of the team, which a polite twenty-second call improves.<\/p>\n<p><strong>Rung two: aged expireds.<\/strong> Sellers whose listings came off six to eighteen months ago, whom nobody is calling, per the <a href=\"https:\/\/realdialer.com\/old-expired-listings\/\">old expireds<\/a> piece. The script&#8217;s diagnosis question gets asked for real, the objections arrive at a pace a new agent can handle, and a lost contact costs the team little because the list is deep and slow. This is where the silence after the question gets learned, because aged sellers take their time answering.<\/p>\n<p><strong>Not yet: fresh expireds, FSBOs, landlords, <a href=\"https:\/\/realdialer.com\/pre-foreclosure-leads-for-real-estate-agents\/\">pre-foreclosure<\/a>.<\/strong> Fresh expireds and FSBOs are competitive and expensive to burn. Landlords carry a year-long follow-up that a new agent cannot yet be trusted to keep. Pre-foreclosure and probate carry legal lines that belong to an agent who has read the pieces on them twice. All of these arrive in week three or later, one at a time, after the team lead has heard the agent&#8217;s recordings from rungs one and two.<\/p>\n<h2 id=\"before-the-first-dial\">Before the first dial<\/h2>\n<p>Compliance training comes first. Not as a courtesy. The safe harbor for calls to numbers on the National Do Not Call Registry at <a href=\"https:\/\/www.ecfr.gov\/current\/title-47\/chapter-I\/subchapter-B\/part-64\/subpart-L\/section-64.1200\">47 CFR 64.1200(c)(2)<\/a> is available to a company that, among other things, has written procedures and has trained its personnel in them. A new agent who dials before the training is a gap in the safe harbor for the whole brokerage. The <a href=\"https:\/\/realdialer.com\/do-not-call-rules-for-real-estate-agents\/\">do-not-call rules<\/a> piece has the material; the team&#8217;s written procedures should be a document the agent signs on day one.<\/p>\n<p>Four things the agent knows cold before the headset goes on: what the internal do-not-call list is and that a stop request goes on it before the next dial, per 64.1200(d); the calling hours and the frequency caps for every state the team calls, per the <a href=\"https:\/\/realdialer.com\/real-estate-cold-calling-hours-by-state\/\">hours piece<\/a>; that the script&#8217;s exit is offered on every call and honored the moment it is taken; and what the eight fields of the <a href=\"https:\/\/realdialer.com\/what-to-record-after-every-prospecting-call\/\">call record<\/a> are and that the record is written before the next call, not at the end of the block.<\/p>\n<p>Then the audio test, per the <a href=\"https:\/\/realdialer.com\/cold-calling-audio-setup\/\">setup piece<\/a>, on the agent&#8217;s own phone, so that a homeowner is never the first person to hear the new headset.<\/p>\n<h2 id=\"single-line-the-whole-block\">Single line, the whole block<\/h2>\n<p>A new agent runs a single line for the full two weeks, and probably longer. The <a href=\"https:\/\/realdialer.com\/single-line-vs-multi-line-dialer-real-estate-prospecting\/\">dialer mode<\/a> argument for multi-line rests on the agent being able to handle a connect that arrives with no warning and open the record in the same second, and a new agent cannot yet do either. Single line gives them the ring, the pickup, and a moment to breathe before the greeting, and it caps the pace at what they can record properly. Speed comes later. Whether the record was written, and whether the opener landed. From day eight the ratio columns of the <a href=\"https:\/\/realdialer.com\/real-estate-team-leaderboard\/\">team board<\/a> apply, conversations per contact, dated calls on time, and appointments per conversation, because a new agent can win each of those in week two and cannot win a totals column for months. Dials are counted in the system for the caps and shown to nobody.<\/p>\n<h2 id=\"what-the-team-lead-is-watching-for\">What the team lead is watching for<\/h2>\n<p>Not appointments. Not yet. The block might produce one and might produce none, and neither outcome says much. The lead is listening, in the recordings and the live block, for three things: whether the homeowner learns the name, the brokerage, the word agent and the reason inside ten seconds; whether the agent stops talking after the question; and whether the exit is offered and taken gracefully. An agent who has those three by day fourteen is ready for a fresh expired. An agent who has two of them gets another week on rung two and one sentence to work on, per the <a href=\"https:\/\/realdialer.com\/how-to-coach-cold-calls-from-recordings\/\">coaching piece<\/a>. Nobody gets the fresh file on enthusiasm. Nobody.<\/p>\n<p>The solo agent&#8217;s version of these first weeks is in the <a href=\"https:\/\/realdialer.com\/beginners-guide-cold-calling-real-estate\/\">beginner&#8217;s guide<\/a>, and most of it applies. What a team adds is the ladder, the shared lists that make the ladder necessary, and a person who listens to the calls.
