Cold Calling Scripts

Scripts for the moments that decide a real estate cold call: the opening line, brush-offs, voicemail, wrong numbers and the appointment ask. Each post gives wording you can adapt and explains why each line is there, so the script supports a real conversation rather than a recital. There is also a short routine for practicing before a call block.

Start with cold calling opening lines and how to answer send me some information, then read when to ask for the appointment. More frameworks are in the cold calling scripts guide.

When Do You Ask for the Appointment on a Cold Call?

The appointment ask fails in two directions: too early, before the seller has said anything that makes a visit sensible, and too late, after they said yes and the agent kept selling. The sentence to wait for on each seller list, the three parts of an ask that gets a yes, what the two-times close is actually for, the one downshift after a no, and what the record should show.

The Wrong Number Cold Call

A meaningful share of every purchased list rings someone who is not the owner, and most agents either hang up or keep pitching. The three-sentence call for a wrong party, the one question that is fair to ask and the ones that are not, the five kinds of wrong number and what each does to the record, and why the outcome matters for the next agent as much as for you.

Real Estate Follow-Up Call Script

The second call to a seller lead fails in the first five words, because just following up, checking in and touching base carry no reason. The reason is what the homeowner said last time, on the date they named. The opener that uses their words, the one question, what to do when the words were never recorded, and the four dispositions.

How to Practice Cold Calling Scripts

Reading a script out loud is not practice. Practice is the first ten seconds, the stop after the question, and the exit, run against the exact words homeowners used yesterday. The twelve-minute format, the rules for whoever plays the homeowner, the solo version, and what to stop rehearsing.

“Send Me Some Information” and “I’m Busy”

Twenty seconds in, the homeowner says send me something. It is either a way off the phone or a request, and the response that works is the same for both: one specific thing, one date, and the exit offered before they take it.

Real Estate Cold Calling Opening Lines

The homeowner decides in ten seconds. Every opener that survives answers who you are, why you called, and how they get out, in that order, and the law requires the first two. The openers per list, and the six that fail.

Should You Leave a Voicemail on a Cold Call?

A voicemail is a contact that spends the homeowner’s tolerance without earning a conversation. When it is worth leaving, when it is not, what it may legally be, and a script per list that is under fifteen seconds and asks for nothing.
